Home Inspection Fun

Today we had the home inspection... among other things. We had a guy come to double check that there is no oil tank burried in the yard somewhere. It wasn't on the tax records, but that doesn't necessarily mean anything. He found nothing... whew. A guy came in to give us an estimate to refinish the floors. We have taken the advice of those who learned the hard way - do not try it yourself. We are going to have it done immediately after closing. We also had a guy come in and give us some quotes on a new furnace (non-oil, probably gas) and air conditioning. We also had a guy come in and put a camera down through the sewer pipe from the house to the street. It was clean as a whistle so no problems there.

The actual house inspection wasn't too bad. Actually it was really good... most of it we already knew. It needs a new roof which we knew, but we didn't know just how bad it was. The hot water heater is 14 years old, and starting to rust so it will be on the soon-to-be-fixed list. One of the floor trusses needed a patch because there had once been termites, but they are long gone. Last but not least the house was built around the heating oil tank. Funny.

All in all the home inspector was really impressed with the house and deemed it to have "good bones". We hopefully won't have too many surprises, and all the things that need to be done can be spread out over time. That way we can work in the fun stuff while we are doing the necessary stuff.

Dad was on hand to help out. As soon as we got there I sicked dad on the survey guys. They were doing a survey on the lot next to our house since it is being prepped to have a house built on it. Dad got a chance to go through the house and watch over things. He seemed pretty happy with the house. I'm glad we was there. The whole experience was a little overwhelming so it was good to have him around.
